The building has just been taken into use and is now the address of several companies with a total capacity of almost 1,000 people.

Since design, the indoor climate has played a central role – not only in complying with the rules for ventilation, but also because fresh air in the office improves people’s working life and efficiency by up to 61%.

From factory to ultra-modern offices  

Titanhus was originally built as a factory property in 1962. Since then, the characteristic property has been used as a data centre for the former Maersk Data and as a multi-user office building. 

In 2019, the Nordic real estate investor, Nrep, bought the approximately 25,000 m2 Titanhus for approximately DKK 300 million and carried out a major renovation.

The Woods concept 

The then construction group Casa was responsible for the turnkey contract and has transformed Titanhus into the Nreps Woods concept. It is about creating flexible spaces for growth for companies and employees, where everyday life is fully serviced in modern design and with emphasis on a healthy indoor climate with plenty of fresh air, daylight and pleasant acoustics.

130,000 m3 fresh air per hour  

"The entire ventilation contract – from project planning to final installation and testing – has taken around 18 months", says Ole Brenting, Technical Director at Pro Ventilation.

Pro Ventilation is one of Denmark’s leading ventilation contractors with almost 30 years’ experience in ventilation solutions that deliver a healthy indoor climate and a good working environment across a wide range of buildings. The company employs around 100 people and specialises in refrigeration, automation and ventilation.

VEX4000 is the environmentally friendly solution for ventilation, heating and cooling in one integrated unit. The solution is characterised by being extremely energy-efficient and stable with one control system – the advanced EXcon control system. The 12 VEX4000 units deliver 130,000 m3 of fresh air per hour, distributed over approx. 25,000 m2, without any problems.

 Good and fast service is everything   

Claus Petersen, who is a ventilation installer at Pro Ventilation, has been responsible for the project from start to near end.

"We expect to be ready by the end of the month and I am particularly pleased with the fast and accurate service we have received throughout the process. There are many things that need to come together in such a large and complex building – and then it’s really important to have a lot of knowledge about indoor climate and not least service," explains Claus.

EXHAUSTO’s service technician Brian Møller-Larsen has been there several times to advise and help with the installation in order to meet the hard deadlines in the project.

“A contract of this size can be a bit chaotic sometimes, and it’s great to have a partner on Danish soil who is both fast and skilled,” says Ole Brenting.

Good cooperation between many parties 

Like most other ventilation contracts, there are many parties that contribute to the best possible solution and subsequent operation. From the client to architects, engineers and HVAC consultants, as well as of course contractors and suppliers, there is a lot of coordination and clarification.

According to Ole Brenting, the entire process is good when it follows a fairly detailed plan – from specification to product deliveries, to installation and final testing. But with the degree of complexity that is the case here, there are always circumstances and challenges along the way that no one can foresee.   

"It is not enough to have a good plan for success – it is just as much a question of competence, experience and not least agility in the cooperation that ensures success. It must be said that Titanhus is a good example of what a strong and close cooperation can do," says Ole Brenting.

The large communal canteen is located in the middle of the building and is kept in New York style, where ventilation installations are part of the design. The 200 mm supply air ducts open into large round hoods that almost exit the ceiling.

"It’s a really nice place to be – it all works in harmony with a good indoor climate. Even here in the canteen, there’s fresh air, even though there’s plenty of food and people," says one of the tenants of the office communities.

An international group of people from more than five continents explains that it is quite impressive to be in communities with such a good indoor climate, where there is always a comfortable temperature, fresh air and no noise. “Great Danish design” as one says.

The technical solution  

In close cooperation with Pro Ventilation, we have delivered 12 VEX4000 units with reversible heat pumps.

The solution meets the international 2020 energy requirements via EC motor technology and has a high condensation efficiency of over 90%. Our patented adaptive pressure control, which optimises the pressure in the unit in relation to the demand in the building, reduces energy consumption compared to traditional pressure control methods on the market (CAV, VAV, and DCV).

VEX4000 is constructed in sections, which makes transport and installation very easy. The solution can be adapted to the building and is one of the world’s most environmentally friendly solutions for ventilation, heating and cooling in one integrated unit.
